Unit Turnover Vendor Sequence & Vacancy Cost | Free Owner Guide

TAILORSCAN FORGE · FREE PROPERTY OWNER GUIDE

A vacant unit cannot be ready until its dependent work is finished.

A five-line turnover checklist often hides the real problem: one delayed repair keeps the painter waiting, then the cleaner, then the final inspection. Track the order of work, not just whether somebody marked a box.

The make-ready handoff sequence

  1. Inspect: record condition, scope, required permits or safety escalation, and owner budget.
  2. Repair: resolve approved maintenance and document what is complete. A parts delay is a blocker, not a completed task.
  3. Paint: start only when the preceding repairs relevant to painting are completed or explicitly waived by an authorized human.
  4. Clean: coordinate after dusty work has finished, or record a revised cleaning scope.
  5. Verify: conduct a separate human walk-through, confirm obligations and record an appropriate owner sign-off before describing the unit as ready.

A fictional delay example

Input Illustration
Monthly rent assumption $1,800
Extra time from a blocked repair 4 calendar days
Simple 365.2425-day annualization of the rent assumption About $59.14 per day
Rent-equivalent exposure for four additional days About $236.55

This is a planning illustration, not documented lost rent, claimable damages or additional profit. It assumes calendar days, a uniform rent equivalence and no overlapping tasks. A tenant may not have been available or legally able to move in during that period.

Six things to verify before scheduling the next vendor

  • Does the task have incomplete prerequisites?
  • Is the needed work truly finished, or just scheduled?
  • Has the vendor confirmed availability through the normal channel?
  • Is there an existing written approval for the scope and spending cap?
  • If conditions changed, which downstream tasks need re-verification?
  • Has a responsible human confirmed readiness, safety, access and applicable legal duties separately from the software?

Practical next steps

For quote selection and independently recorded spending approvals, see the Property Maintenance Approval & Vendor Control Desk. It manages individual work orders rather than a dependency-linked unit turnover.

A dedicated Unit Turnover Sequence & Cost Desk is in release testing as a separate $29 one-time local-browser product. It adds multi-step dependencies, rework invalidation, budget checks, modeled completion dates and human readiness recording. The downloadable software will only be purchasable after Shopify file attachment and publication checks succeed.

This material is administrative planning guidance, not a legally compliant habitability inspection, a safety certification, tenant notice, rental market estimate, security-deposit accounting rule, vendor dispatch service, or professional legal/financial advice. Emergency work must follow independent emergency procedures.
